Rental property requiring cost effective repair for landlord.
Side wall damaged by water leaks from adjoining bathroom and rodents nesting in wall cavity and chewing through plaster. Skirting board damaged by wet rot. Bottom of rear wall and skirting board had severe water damage, inlcuding wet rot in bottom plate of timber frame.
Removed skirting boards and damaged plasterboard on side wall to access wall cavity and bath frame cavity behind wall to deal with leak source, rot and termite damage.
Stained hardwood skirting boards replaced with taller ones to hide main damage to lower rear wall without repainting wall. New skirting boards were cheaper pre-primed MDF (medium densisty fibreboard) painted mission brown to blend in with similar stain colour on hardwood skirting boards in rest of house.
New plasterboard infill patch fitted to side wall and blended in with existing wall.
Side wall painted with computer matched paint to avoid
cost of painting all walls. Colour differences in pictures
are from flash in first one and work lights in other two.
